The Tallahassee Lenders’ Consortium (TLC) offers various services to help individuals achieve their homeownership goals. Whether you want to own a home, need help with budget management, or look to avoid foreclosure – our team of HUD certified homeownership specialists tailor services to meet the individual needs of each client.

Our one-on-one counseling sessions will enable you to identify the issues you may be facing and develop a plan to address them. With TLC by your side, you can confidently achieve your homeownership goals!

Credit-Ready to Purchase
  1. Meet with one of our Partner Lenders for pre-approval.
  2. Meet with a Realtor and begin your search for a home.
  3. Once the sales contract is executed, a Partner Lender reserves down payment assistance (DPA) for you.
  4. You will meet with a TLC Loan Officer for DPA application and processing.
  5. You must provide TLC with a copy of your homeowner’s insurance policy and home inspection report prior to closing.
Not Credit-Ready to Purchase
  1. Meet with a counselor to create an action plan to address credit and income issues.
  2. Attend TLC’s Financial Fitness course, offered monthly.
  3. Attend TLC’s Homebuyer Readiness class, offered quarterly.
  4. Request an update appointment once action plan items are completed.
  5. Ready to purchase? Please follow the ready-to-purchase process described above.
  6. Still have work to do? Repeat this process if necessary.
Is There a Counseling Cost?
Housing counseling services are available for free. However, there is a processing fee of $33.50 for single applicants and $67.00 for joint applicants. This fee includes a credit report from the three major credit bureaus, which is considered a “soft pull” and does not affect your credit score. The fees are effective January 1, 2024.
How Do I Get Started?

Please download the application form and the disclosure and authorization forms. Complete all the required fields, including your signature, and submit them as instructed. After filling out the necessary details, please locate the relevant button on the right-hand side of the screen and click it to submit the processing fee.
